Appraisals for conservation purposes require special training and certification above and beyond the norm for commercial appraisers or even MAIs. Any appraisal done for a tax deductible donation must be done to exacting IRS guidelines by an appraiser with training recognized by the IRS. If federal funds are involved, the appraisal must meet an additional standard called UASFLA aka “Yellow Book”. I have appraised land for conservation in New Hampshire, Maine, Massachusetts, Vermont, and in Indiana.
I received a Certificate of Completion for the Valuation of Conservation Easements certificate program, March 2008, as offered by

- American Society of Appraisers
- American Society of Farm Managers and Rural Appraisers
and endorsed by the Land Trust Alliance. This certificate indicates that I have the completed the Valuation of Conservation Easements educational requirements and passed the examination.
I received a Certificate of Completion for Uniform Appraisal Standards for Federal Land Acquisitions (aka Yellow Book) in August 2012.

My conservation appraisal work has covered 12,000 acres, seven miles of lake or pond frontage, and eight miles of river or brook frontage. A total of 269 houses cannot be built.
